How We Sold a Rental With a Tenant Who Wouldn't Leave

A few months ago, we came across a Facebook post from a couple who were in a really difficult spot. They weren’t past clients. They weren’t referrals. They were just people who needed help and found us.
They owned a rental property that they desperately needed to sell. But there was a major problem.
The tenant wouldn’t cooperate. Not only was she refusing to leave, but she happened to be an attorney who was threatening legal action at every turn. Communication had completely broken down, and our clients’ stress was through the roof. On top of that, they were facing a hard tax deadline. If the property wasn’t sold by a certain date, the tax consequences would have cost them a significant amount of money. So they were stuck. They needed cash out of the property, they needed the tenant gone, and they needed all of it to happen within a very tight window.
We focused on solutions first. When we first spoke with them, it was clear this wasn’t just a real estate issue. It was a people problem, a communication problem, and a timing problem all at once. Instead of sitting around waiting for the tenant situation to sort itself out, we started building a plan. Drawing on our experience as landlords and the professional network we’ve built over the years, we connected the couple with the right resources and met with the tenant directly to establish communication and try to bring the tension down. We knew we couldn’t afford to wait. The moment the tenant moved out, we needed to be ready to go.
The buyers were already waiting. While we were working through the tenant situation, we started prospecting for buyers before the property was even available. We talked to agents. We talked to buyers. We made sure people in the market knew this home was coming. And that’s when we connected with a family who had been searching for a home for quite some time without success. They were serious, super qualified, and ready to move quickly. The challenge was lining everything up.
Seventeen days changed everything. After nearly 60 days of uncertainty, the tenant finally moved out. And because we’d spent weeks preparing, we didn’t waste a single day. Before the home was even cleaned and fully prepped, we had those buyers walking through it. They loved it. We wrote an offer the same day, non-contingent, with a 17-day close. Instead of worrying about legal battles and missed deadlines and tax consequences, our sellers suddenly had exactly what they needed: a qualified buyer, a fast closing, and a clear path forward.
The best part is that the buyers won, too. They’d been struggling to find the right home and kept losing out in competitive situations. Now they had the house they wanted and were able to lock it down quickly. Everybody won.
The real work isn’t the listing. Looking back, this was less a story about selling a house and more a story about solving a problem. Sometimes the most valuable thing we do isn’t putting a sign in the yard or listing a property online. Sometimes it’s helping people work through a really complicated situation, creating opportunities where none seem to exist, and finding a path forward when everything feels stuck.
