How We Turned a Hard-to-Sell Lot Into a Real Opportunity
After 200 days unsold, most agents would have cut the price. We asked a different question instead, and it changed everything for our client.

A few years ago, I helped a buyer purchase a vacant lot here in our area. She wasn’t looking to build. She simply wanted a place to park some money and invest in real estate, and since she was out of the area, she trusted me to find the right opportunity.
We found a property, it seemed like a good fit, and she bought it.
Then our client wanted to sell. A couple of years later, she called unexpectedly and said she wanted to make a change and sell the land. That’s where the challenge began. This was not an easy piece of land to develop, and every buyer who looked at it came back with the same concern: the lot was too steep, there was too much grading, and the earthwork would cost too much. A couple of developers showed interest, then put their plans on hold.
The land sat, and sat, and sat. To make matters worse, the property sat in a desirable neighborhood with an architectural design review committee and strict building rules. So the land sat on the market, and sat, and sat. Months went by with plenty of interest, but no one was willing to make the leap. After well over 200 days on the market, the reality was sinking in: our client was heading toward a loss if she could sell it at all.
The real obstacle wasn’t the land. Most agents would have simply reduced the price and hoped for the best. But I couldn’t stop thinking that there had to be another solution. So I kept researching the property, and that’s when I noticed something interesting. The biggest obstacle wasn’t the land itself. It was the rules. Specifically, the neighborhood’s restrictions against manufactured homes.
Modern manufactured homes aren’t what you picture. Here’s the thing about that. When most people hear “manufactured home,” they picture something from 30 or 40 years ago, maybe run-down, no garage. But modern manufactured homes are completely different. They’re attractive, they’re energy efficient, and in many cases, they look almost identical to traditional site-built homes.
Around the same time, I’d been learning about the new manufactured home communities being built throughout Northern California. I toured projects, studied floor plans, and spoke with industry experts. The more I learned, the more convinced I became that a quality manufactured home could be the perfect fit for this property.
Convincing the committee took persistence. My next job was on the review committee. I started reaching out, and reaching out, and reaching out again. If you’ve ever tried to get an answer from a committee or government board, you know how much it can test your patience. I sent emails, made calls, shared plans, provided photos, answered their questions, and then answered more questions.
This went far beyond what most agents would do for a land listing. But I believed there was real value hidden in this property if someone would just challenge the old assumptions.
Today, we’re closer than ever to making it happen. The review committee is actively reviewing our plans and has been receptive to the concept so far. Instead of marketing a piece of land that everyone viewed as difficult and undesirable, we’re creating a path toward a property that could support a beautiful modern home. That changes everything.
It creates more options for buyers, significantly increases the value of the land, and gives our client a chance to walk away with substantially more money than if she had simply accepted one of the low offers that came in early.
The story isn’t completely finished yet, but the lesson is already clear. Sometimes the biggest value a real estate agent brings isn’t finding a buyer. It’s finding a solution. When most people see a dead-end property, I try to ask a different question: what’s possible here that no one else has considered? That’s often exactly where the real opportunity is hiding.
